I WISH TO EXPRESS MY SUPPORT for the proposed mixed use project (Palms Garden) at the northeast corner of the Palms Boulevard and Motor Avenue intersection.  I am aware the proposed project includes 40 apartment units, approx. 9,000 sq. ft. of street level retail space, an open-air public courtyard and 2 levels of subterranean parking.  The building currently proposed can be built under the guidelines set out in the RAS4 zoning with two variances (sign ordinance change & alcohol licensing) and a yard adjustment (zero foot front yard setback).  I support this project because I believe this building will be an asset to the Palms neighborhood, helping to revitalizing the Palms/Motor streetscape with an aesthetically pleasing design, conveniently located retail services and a desirable open air public courtyard that will make an excellent meeting place for members of the community.  I urge you to support the requested zone change (C-2-1 to RAS4), the requested RAS4 variances, the temporary C-2-1 F.A.R. variance and RAS4 adjustment to make this project a reality.
